With this program, it is very easy for veterans to receive home loans.</p>
<p>What is the program exactly?</p>
<p>A VA guaranteed loan is a loan that is made by a private lender to a veteran who intends to purchase a home. The VA provides a guarantee that it will repay the loan in the case of the borrower (which would be the veteran) defaulting. Because of this guarantee, many veterans qualify for a home loan they may not previously have been able to get. Additionally, the guarantee removes the need for having a down payment and in many cases significantly reduces the interest the bank will charge.</p>
<p>Even with all of these benefits, some veterans still do not qualify for a loan. You need some documentation of income or else either the VA or the bank may deny your request. Additionally, you are highly recommended to go through something called &#8220;pre purchase counseling,&#8221; which is a series of counseling sessions intended to help you learn about the process of buying a home and to learn how to properly manage your debt. VA provides this counseling service, and using it significantly increases the chance that you will receive a loan, even if your income is less than ideal for receiving a mortgage.</p>
<p>Although the VA does not guarantee that you will receive a loan, the guarantee they provide makes it very easy for veterans to receive a loan. The VA reports that most veterans who apply for a loan receive one on their first application, and in most cases if a veteran is denied, he or she receives a loan at a later date.</p>
<p>The VA also provides you, in addition to the loan guarantee, an entitlement of the greater of $36,000 or 25% of your loan&#8217;s stated value up to a maximum of $417,000.</p>
<p>To begin, you must go to the VA and complete form 26-1880. If you are a veteran, simply go to your VA office and ask about the guaranteed loan program. They will help you get started, fill out all of the necessary forms, and even recommend banks to use.</p>
<p>Additionally, you may not have to contact the VA. If the bank you choose is willing, you can request that they fill out a certificate of eligibility form for your veteran&#8217;s home loan guarantee.</p>

First things first, consolidate! If you have more than one credit card, try to pay off the littlest balances first. If it looks like that may be a while out, look into transferring the balance to your credit card with the lowest interest rate. (Most banks are happy to give you a low interest rate for a balance transfer). Do what you need to, to make only one payment a month. It will un-clutter your desk, and help clear the fog in your brain.</p>
<p>Second. Lowest monthly credit card payments are not your friend! An evil ploy to pay back your creditors for the rest of your life, banks will set up your account so that your monthly payment and finance charges practically cancel each other out. If it is within your control, pay more than your minimum charge.</p>
<p>It’s recommended to have only one to two credit cards. The first is to build your credit and pay off the balance every month. The other is your rainy day fund; A card to turn to in case of a sudden, unplanned expense. The goal is to get as close to this as possible. Keep your goal in mind while paying off your expenses. As a rule of thumb, If you don’t have it, don’t spend it!</p>
<p>Use the system to your advantage. You are the customer, and if you are a good one, chances are the bank would rather keep you on and lower your interest rate than lose you to another institution. Reap the benefits. Get some free rewards. If you plan to use your credit card, add the rewards system to the now consolidated card to earn free gift cards, travel etc.</p>
<p>Remember spending fiends, there is nothing better than living within your means.</p>

			<content:encoded><![CDATA[<p>Many people are unaware of it, but the government recently made it illegal for lending companies to make payday loans to members of the military.</p>
<p>You used to be able to see payday loan stores outside of every military base in the United States. However, that really is no more since the Military Authorization Act was passed in 2007.</p>
<p>In addition to banning payday loan practices from being used on members of the military, the legislation also bans interest rates of more than 36 percent from being charged to servicemen (this percentage includes fees in the calculation of interest), the full disclosure of all fees and charges for any loan given to a service member, and full disclosure on what the ultimate amount of all payments will be.</p>
<p>While many people decried the legislation, it was in fact recommended by the Department of Defense itself. The legislation was very effective. Today, most of the payday loan stores no longer exist around military bases. Some online shops claim to be able to get around the legislation, but it is not very feasible. Because the legislation prohibits the use of a check or car title loan as collateral for a loan, any type of loan given to a member of the military today is more of a &#8220;personal loan&#8221; than a payday loan.</p>
<p>The defining characteristic of a payday loan was the lender&#8217;s ability to access the borrower&#8217;s checking or other financial accounts. The legislation absolutely forbids the collection of this information, so today lenders have little recourse if a service member defaults on a loan. These laws have been strictly enforced. A number of lenders have actually been sent to prison for violating them.</p>
<p>Additionally, the laws make the contracts that members of the military sign very favorable from a borrower&#8217;s standpoint. For example, the legislation makes pre-payment penalties illegal, opens up lenders to litigation for unfair lending practices, prevents the use of a car title for collateral, and prevents lenders from allowing service members to forfeit the protections they have under the Servicemembers&#8217; Civil Relief Act. If you are a service member and you believe a lender is taking advantage of you, you have a good deal of recourse under the Military Authorization Act.</p>
<p>These laws were passed in order to prevent predatory lending practices on the part of people offering military payday loans. Although it cut off a source of money for service members with extremely poor credit, in the end it should prevent service members from being taken advantage of.</p>
